Pay Rate: $30.00 per hour + H&W

Position Summary:

Advancia Technologies, LLC (a federal government contractor)is seeking a qualified General Maintenance Worker who provides overall facilities maintenance support for complex facilities having office, laboratory, computer, warehouse, and other special purpose spaces; helping with preventive maintenance and general repairs on building operating systems (e.g., Heating, Ventilation & Air Conditioning (HVAC); electrical; plumbing; other mechanical; and lighting). The position may also require general carpentry, repair of facility structures or other duties as assigned.

Essential Duties & Responsibilities:

  • Perform preventive maintenance and inspection of building operating systems to ensure proper operation. Systems covered include heating, ventilation & air conditioning (HVAC); electrical distribution; lighting; plumbing; laboratory support; heat source boilers; and other mechanical systems.
  • Corrects deficiencies discovered because of preventive maintenance, inspections or deficiencies that occur during the course of normal operations.
  • Preventive maintenance and inspection work is conducted per appropriate maintenance manuals and technical service bulletins.
  • Develops and utilizes preventive maintenance schedule for all building systems.
  • Maintains up-to-date inspection and maintenance logs.
  • Performs a variety of multi-skilled trades to address facilities maintenance needs. Tasks covered include actions such as (but not limited to): light fixture replacement; window replacement; office reconditioning (e.g., flooring replacement, plumbing & electrical wiring repair and/or replacement, wall surface repairs and painting), bookshelf installation; and furniture repairs.
  • Establish schedules and methods for providing facility maintenance services; identify resource needs and reviews needs with appropriate management staff.
  • Makes recommendations for changes and improvements to existing facility maintenance standards, policies, and procedures and participates in the implementation of approved policies and procedures.
  • Monitors work activities to ensure compliance with established policies and procedures.
  • Monitor and control supplies and equipment; order supplies and tools as requested.
  • Perform all work in conformance to applicable Occupational Safety and Health Act regulations
  • Maintains open communication for repairs and improvements facility maintenance processes.
  • Performs other facility maintenance, repair, and inspection services as assigned.
  • Performs other duties as assigned.

Supervision:

This position works independently under general supervision of the On-Site Project Manager, On-Site Supervisor and Site Foreman. Candidate also receives non-supervisory guidance from the site designated Government Point of Contact (often the Facility Manager). Performance is evaluated in terms of effectiveness in completing assigned preventative maintenance and inspection services, successful completion of assigned work order projects, and ability to foster and maintain constructive and positive work relationships with all staff and management.

  • High School Graduate or General Education Degree (GED)
  • Must have a valid Driver's license and be able to pass a pre-employment physical.
  • Materials, methods, terminology, equipment, and tools used in the maintenance, repair, and construction of building structures and systems including those used in performing rough and finished carpentry, plumbing, heating, electrical, mechanical, and painting work.

Preferred Qualifications:

  • Four (4) years of increasingly responsible general/facility maintenance experience
  • Any combination of education and experience that would likely provide the required knowledge and abilities is qualifying.

Knowledge, Skills & Abilities:

  • Knowledge of operations, services, and activities of a building maintenance, repair, and construction program
  • Have a basic knowledge of mechanical equipment and the ability to diagnose and correct equipment malfunctions and a working knowledge of basic machinery preventive maintenance and repair.
  • Knowledge of principles and practices of safety management
  • Knowledge of and ability to use tools of office automation, including computers and applicable software applications such as word processing, spreadsheets, data bases and buildings management software.
  • Knowledge of pertinent local, state, and federal laws, ordinances, codes, and rules
  • Ability to read, understand, and apply facility maintenance manuals and technical bulletins, construction drawings, plans and specifications.
  • Ability to communicate clearly and concisely, both orally and in writing
  • Ability to maintain effective working relationships with a diversified group of people under sometimes trying and stressful conditions.
  • Ability to use common hand tools and other related equipment.
  • Ability to analyze, evaluate, and recommend sound solutions to problems to routine nature.
  • Ability to work independently and efficiently.
  • Ability to pass pre-employment background check and drug screening.
  • Ability to pass background check for Federal Agency to obtain security access badging.

Physical Demands:

  • Frequent lifting, sitting, standing, stooping for prolonged periods of time, using hands/fingers requiring dexterity, should have good hand-eye coordination and motion control in coordination with handling tools, equipment, and other related components.
  • Reaching with hands and arms for items above and below sight level, talking, hearing (frequently communicates with field personnel via various modes, i.e. radio; must be able to relay accurate information), and seeing (up close, at a distance, along the periphery, with depth, color perception, and the ability to adjust focus); walking from place to place within the project location with occasional use of stairs and no elevator available; bending, pushing, pulling, kneeling and standing for up to 12 hours.
  • Frequent lifting of up to 50-75 pounds such as electrical components, equipment, and other materials.

Work Environment:

  • Most of the work is done indoors; some work is done outdoors in all weather conditions; must be willing to work in inclement weather.
  • Exposure to noise.
  • Must wear appropriate personal protective equipment (PPE) required for each job duty.
