Position Summary: Responsible for daily administrative tasks of the APCHA property management
operations. Participates in maintenance operations as needed, consistent with the organization's values
and mission statement.
Supervision Exercised and Received: Position works under the general supervision of the Senior
Property Manager.
Essential Job Functions:
Administrative
* Assists the Senior Property Manager in managing the various City owned properties and Countyowned rental units upon request. Operates computer programs accurately and efficiently
entering resident activities (Move-in/out, Lease Renewals, Notices to Vacate, etc.) and financial
information as necessary in HomeTrek
* Resolves tenant complaints, disputes, and /or requests in a timely and effective manner.
* Performs daily bookkeeping duties in an accurate and efficient manner to include rent
collections, bank deposits, entering updated information into HomeTrek, issues late rent charge
notices, statement warnings, demands, and legal notices to tenants.
* Responsible for Marolt Ranch seasonal housing daily operations during winter season (August -
May). Responsible for coordination of Marolt Ranch tenant services to Music Associates of
Aspen in summer season (June- August).
* Ensures that all bills are turned in for payment in a timely matter to the City Finance
Department.
* Actively enforces APCHA and property policies and procedures. Maintains accurate and
complete tenant files. Assists with property tax credit compliance operations as needed.
* Works closely with Maintenance during the two turnovers of the Marolt property.
* Works closely with Senior Property Manager and Special Projects Coordinator on capital projects
for the properties managed by APCHA for the City of Aspen.
* When units are vacant, works closely with Senior Property Manager in advertising the units on
HomeTrek, reviewing the lists when the sign-up period has ended, priorities the list by longest
work history, and works through the list to fill the vacant unit as quickly as possible.
* Works with the City H.R. Department on City-controlled unit to be sure that they get filled as
soon as possible.
Building Repairs and Maintenance
* Performs light maintenance duties, as required, to include minor repairs and apartment
inspections. Participates in on-call duty rotation.

Property Turnover
* Works with the Senior Property Manager and Maintenance Supervisor to inspect move-outs and
schedule cleaning.
* Shows vacant apartments to prospective tenants as needed.
Grounds Maintenance
* Participates in common area cleaning and snow removal (shovel/plow) as needed. Assists with
the upkeep of the grounds that may include, but not limited to, mowing, trimming, snow
removal and common area cleaning needs.
* Shares in the on-call rotation with Maintenance personnel. Includes being called in on snow
days on weekends when needed.

Minimum Requirements:
Education: High School Diploma or GED equivalent.
Experience: Two year of progressively responsible professional experience in property management.
Technical Knowledge: Must be proficient with Microsoft Word, Excel, and Outlook (Email). Must have a
basic understanding of computers and online computer-based technology applications, which includes
accessing web-based platforms.
Licenses & Certifications: Must possess a valid Colorado Driver's License or be able to obtain one within 30
days of start date.
Location: Preferred living within 30-minute response time for emergencies and on-call issues.
NOTE: Any combination of experience and education that would likely provide the required abilities,
knowledge, and skills as determined by the City of Aspen may be substituted for the requirements
above.
NOTE: This position requires a Criminal Background Check upon hire. Employment is contingent upon
successful completion of a Criminal Background Check.
Position Type and Work Hours:
* Regular full time, hours may vary with workload.
* Evenings/Weekends may be required in addition to or instead of normal hours.
* On Call: Must be available for after-hours emergency maintenance assistance and services on a
rotating schedule.
Work Environment:
* Indoors: Office environment, apartment buildings. Meetings, trainings, and conferences at a
variety of city facilities and areas.
* Outdoors/Off-Site: Works in a variety of outdoor weather conditions. Position requires removal
of snow and ice from walkways, parking lots, roofs and vehicles, including general safety
inspection of snow prone areas. Working in wet, humid conditions; working near moving
mechanical parts; Work involves chemicals, grease, dirt and other related substances associated
with mechanical equipment and cleaning; working in confined spaces; and at various heights.
