Job Description
JLL has an opportunity for a Maintenance Mechanic in Pontiac, MI. This UAW Mechanical position has a strong focus on maintaining, troubleshooting and repairing facility equipment on all systems. A very high percentage of "wrench time" is expected. Individuals are expected to demonstrate technical expertise in Plumbing maintenance & troubleshooting and be multi-skilled in other areas to successfully complete daily/weekly work assignments. The individual in this role must be available for Call-in work and perform other duties as required. This position will also have responsibilities at multiple buildings. Some overtime is to be expected. Must have 8+ years of experience.

You will be called upon to perform general maintenance and support duties on an as-needed basis and will be responsible for overseeing the daily operation of the site's mechanical systems such as, water/steam processes and HVAC systems. This position requires a high level of technical expertise with a variety of building infrastructure knowledge.

Responsibilities -
UAW Union position performing all routine and necessary maintenance, repair, and installation of plumbing, HVAC and building mechanical systems.
Monitor operation and maintain heating and cooling equipment, pressure boiler systems, heating and hot water equipment, pumps, valves, piping and filters.
Open clogged drains, repair or replace gaskets, fixtures, washers, leaks, tanks, laboratory components, and systems: tests or assists with back flow devices and insures adherence to local codes and regulations.
Diagnose and troubleshoot HVAC systems including critical supply air units, exhaust fans and water coolers.
Routinely maintains, cleans, monitors conditions of assigned areas.
Understand the engineering design and operational aspects of the building and critical support systems and components. Must be able to immediately recognize system shortcomings, troubleshoot and respond to operational and emergency situations.
Position will be called upon to review logs to ensure proper operation of equipment; responsible for reporting any problems/malfunctions on an as need basis.
Checks malfunctioning equipment and ascertains corrective action required to restore to satisfactory operating condition.
Communicate with work order requestors to better understand their needs.
Maintains a clean and safe working environment.
Proficient computer skills necessary to operate computer for general day to day work and communications.
Ability to work independently as well as a productive member of a team.
Complies with departmental policy for the safe storage, usage and disposal of hazardous materials.
Complete all assigned JLL and Client required training and always complies with the established training standards.
Ability to demonstrate exemplary tenant relations and provide excellent customer service.
Write and maintain maintenance work orders and material or supply requisitions as needed.
Position will require on call duties.


Who should apply?

Professionals with:
High school diploma or GED
A strong mechanical aptitude with the ability and desire to learn, with 8 years of related work experience.
The ability to obtain certification to operate powered vehicular equipment such as, but not limited to: burden carriers, fork trucks, aerial lifts, etc.
Must possess a reasoning ability to deal with problems involving a few known variables in routine situations.
*Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form
The ability to interpret maintenance manuals, wiring diagrams, and other documents and to safely operate all company equipment.
Knowledge of OSHA standards and local codes
Excellent verbal and written communications skills

Physical requirements

This job requires:
Sitting, standing, walking on level and slippery surfaces, reaching, twisting, turning, kneeling, bending, stooping, squatting, crouching, grasping, and making repetitive hand movements in the performance of daily duties.
Both near and far vision when inspecting work and operating assigned equipment
Lifting, carrying and pushing tools, equipment, and supplies weighing 25lbs or more
Your work to be performed in all weather conditions including wet, hot, and cold.
Climbing ladders, using power and noise-producing tools/equipment, driving motorized vehicles and heavy equipment
Working in heavy vehicle traffic conditions and often interruptions
The ability to operate electric hand tools, work on a ladder, carry tools, lift and carry heavy loads, operate the required equipment and a motor vehicle.
The ability to work roofs of buildings, and in closets, crawl spaces, attics, vaults, etc.

Subject to call 24 hours per day and required to work in all weather conditions.
