Job Description

Atlantic Crystals Construction Corporation is part of Florida Crystals Corporation's real estate division and is a licensed general contractor that constructs FCI Residential Corporation's projects.

OVERVIEW

The Construction Project Manager position reports directly to the Director of Construction and is responsible for managing the new construction projects to ensure an orderly completion of projects in accordance with existing departmental policies and procedures, as well as strategic development plans and goals. Projects types include garden style apartments, and mid-rise residential apartments. The company operates as an owner, developer, GC and property manager in all of their projects.

DETAILED ROLES & RESPONSIBILITIES

  • Responsible for scheduling subcontractors, managing purchase orders, and verifying quantities.
  • Provides technical leadership, direction, and feedback to the Superintendent, Assistant Project Manager, and other related teams to ensure safety, quality control, and scheduling
  • Coordinates work of subcontractors for various phases of construction for multiple projects
  • Tracks and manages the construction schedule and associated costs to achieve completion of projects
  • Manages project related documentation / paperwork, including but not limited to, pay applications, change orders, purchase orders, RFI's, submittals, transmittals, specs, billing, and receipts
  • Responsible for proper administration of construction contracts and obtaining / managing all necessary permits and licenses
  • Responsible for communicating information to all relevant teams as needed to ensure compliance to intent, design, and owner satisfaction
  • Adheres to all federal, state, and local laws and regulations as they relate to the construction environment
  • Control the time, cost and quality of construction projects.
  • Place projects out for bid with selected subcontractors in a timely manner to ensure the expeditious receipt and review of bids. Review and analyze construction estimates for conformance to approved organizational budgets.
  • Plan and coordinate all aspects of the construction process, budget, including negotiating contracts, preparing and sticking to the construction schedule, securing building permits and licenses, and complying with building and safety codes.
  • Work effectively with an Assistant Project Manager and Superintendent to uphold the goals f the company and provide superior customer service to our clients.
  • Responsible for weekly status reporting of projects to all stakeholders, including but not limited to the Director of Construction and top management.
  • Review Change Orders, prepare change order cost report.
  • Project Budget Summary showing costs to date versus approved budget.
  • Supervise work of project superintendents and other company project personnel.
  • Performs additional duties as assigned

EDUCATION & EXPERIENCE REQUIREMENTS

  • Bachelor's degree in construction Management, Engineering, Architectural or related field preferred.
  • 5+ years of experience in Management of multi residential construction projects
  • 3+ years of experience in Management of multiple simultaneous construction projects.
  • Proficient experience in Procore & Bluebeam
  • Proficient in MS Project, MS Excel, MS Word and Sage (Timberline)
  • Knowledge of Local and State of Florida building codes
